As a general contractor, Custom Family Homes will direct all phases of
your home's construction, from design to completion. We are accustomed to
working with out-of-state owners who depend upon us to represent their interests
and deliver a finished, quality home. The following is a rough overview of
the building process: |

1. Initial Meeting
A first meeting with Custom Family Homes will deal with many of the general
questions of the building project. This can take place in our office, over
the phone, or by fax or e-mail. Our initial contact will answer such
questions as:
Where is your property?
If you have not purchased property yet, where are you looking? Our
input at this point may help you choose property that will be easier and less
expensive to build on. If you have no property in mind, we can suggest
realtors that can assist you in finding the right property for you.
What style of home are you
considering?
Your location, lot attributes, views, and personal desires will all be taken
into account when discussing the style and layout of your home.
Do you already have a set of
plans?
Many clients are already working with an architect or may have purchased a
design from a company specializing in home plans. If you do not have a set
of plans, we will work with you to design a home which embodies the features you
desire.
How will you be financing the
home?
Custom Family Homes can help you obtain construction and permanent
financing. We will work with the bank, giving them the information they
will need to make accurate appraisals and qualify your home for the appropriate
loan.

2. Visit the Lot
During the visit, we can discuss the placement of the house, driveway
access, utility easements, or other conditions which may effect the building
process. This will also give us a better idea of how the design will fit
the lot. |

3. Pricing
The job of building a house is broken down into tasks, which will be
performed by subcontractors. Once the plans are finalized, Custom Family
Homes will assemble a detailed specification and pricing for your plan in
accordance with your specific needs including all phases of construction
including allowances for floor coverings and light fixtures. |

4. Options
During the pricing phase, customers will often have questions about
different building products or optional features they would like to
explore. Custom Family Homes is able to quote prices for these options,
often reducing the overall cost of the project. We will be happy to
explore all options, which will help the customer obtain the home they want at a
price they can afford. |

5. Contracts
Once the price is agreed upon, Custom Family Homes will draw up a
construction contract. Together with the building plans, the contract will
serve as an objective guideline for legal and financial interaction between you
and Custom Family Homes. It will spell out what the parties can expect
from each other. |

6. Permits
Custom Family Homes will represent your project to the proper city and
county building authorities. We will obtain permits for building, utility
hookups, road cuts, driveways, septic system, and any other bureaucratic red
tape. |
|
7. Design and Selection
We will assist and guide you through the design and selection of plumbing
and lighting fixtures, carpets, tile, cabinets, etc., which will be installed in
your home. Not all choices need to be made before the start of
construction. You will have some leeway to change your mind as the project
progresses. |

8. Supervision
A Superintendent will be assigned to you. He will be in charge of
keeping the project on schedule and will be available to answer any questions
you may have. |

9. Construction
Custom Family Homes will build the home according to the plans and the
contract. |
|
10. Final Closing
After the home is completed and passes the final inspection, it is awarded a
certificate of occupancy by the county. At the final closing, which is
arranged with your lending institution, you are handed the keys to your new
home. |

11. Warranty Period
During your warranty period, any defects in your home will be handled by
calling the Custom Family Homes office in Effingham. The appropriate
craftsman will be dispatched to deal with the problem. |
